The Bloomington Zoning Ordinance establishes parameters for the use and design of property throughout the City of Bloomington. It regulates the size of lots, density, heights, bulk, and other physical characteristics of the property. Zoning Ordinances provide cities with the opportunity to preserve neighborhood character and are one of the most useful tools cities can use to achieve the community’s comprehensive vision.  

Following the adoption of the Bloomington Comprehensive Plan 2035, the City of Bloomington began the process of amending the zoning ordinance to align regulations with the goals and objectives of the plan. Consultants Houseal Lavigne Associates are working with City staff and the Planning Commission to draft the proposed ordinance.
